After the 1994 Northridge Earthquake, numerous seismic retrofitting and
     earthquake related rehab, renovation projects for property owners, investors,
     lenders and insurers

   • HUD/FHA Consultant / Sub-contractor, since 1995

     Change of Use Process for Condo Conversion of 3 one story commercial
     buildings, former convalescent home, being converted to 14 residential living
     units. Designed floor plans, arranged engineering, Planning Dept. approval, 
     Building Dept permits, prepared construction cost estimates
   • Beaumont: Designer / Consultant 12 new condos
   • Banning: Designer / Consultant / Project Manager, Owners
     Representative. Renovation of four buildings, designed to convert commercial to
